A mold inspection in Santa Fe should not begin with a swab. It should begin with a moisture meter and a walk of the roof. In a high desert town at 7,000 feet, mold is a symptom. Water intrusion is the disease. Any inspector who samples the air, hands you a lab report and never gets on a ladder has sold you a piece of paper, not an answer.

What an inspection actually covers

A proper inspection on a Santa Fe property runs in a specific order, because the building types here fail in specific places.

1. The roof and the drainage path

On a flat roof that means the membrane or coating, the low spots where water ponds, the parapet caps, the flashing where the roof plane meets the parapet, and every canale. Canales get checked for pitch, for debris, for cracked or lifted flashing, and for staining on the wall below. A dark streak running down the stucco under a canale is the most recognizable water signature in this city and it means the spout is running the wall instead of clearing it.

On a pitched metal or shingle roof, which is common out in Eldorado, Edgewood and up in the pines around Glorieta, the same walk covers valleys, penetrations, snow-slide damage and ice-dam evidence at the eaves.

2. The evaporative cooler

If the house has a swamp cooler, it gets opened. Inspectors look at the pan for standing water and rust through, the pads for saturation and growth, the float valve, the water line and its shutoff, the roof curb where the unit meets the deck, and the duct drop and damper. A cooler left wet through the shoulder season is one of the most reliable mold generators in Northern New Mexico.

3. Plumbing and mechanical

Water heater pan and connections, supply lines under sinks, the dishwasher and washer boxes, toilet flanges, and radiant floor manifolds if the house has hydronic heat. Slab-on-grade construction is the norm here, which means a supply leak under a slab shows up as a warm spot, a strangely high water bill and eventually mold at the base of an interior wall, not as a puddle.

4. The envelope

Exterior stucco gets checked for cracking, especially horizontal cracking and cracking around window heads and at viga penetrations. Grade gets checked for slope back toward the foundation. Irrigation gets checked for spray hitting the wall, which is a genuinely common cause of wall-base damage on adobe here. Window and door sills get probed.

5. The cavities

Attic, crawl space, mechanical closets, under stairs, behind built-ins. A borescope through a small hole in a suspect wall costs almost nothing to patch and tells you far more than an air sample will.

Moisture mapping comes before sampling

The two tools that matter most cost a few hundred dollars: a pin and pinless moisture meter and a thermal camera. Thermal imaging does not see mold. It sees temperature difference, and wet material holds temperature differently than dry material. In a Santa Fe house with big diurnal temperature swings, thermal imaging works unusually well, because the walls are moving through a wide temperature range every day.

Moisture mapping tells you the shape of the wet area. That shape tells you the source. A wet patch that is widest at the ceiling and narrows going down is coming from above. A wet band that runs along the bottom of an exterior wall at a consistent height is rising damp or splash. A wet circle two feet from a shower is a pan or a supply line. You do not need a lab to read that.

When testing is worth paying for

Air and surface sampling has a real place. It is worth it when:

  • You can smell it and cannot find it, and you need to know whether there is a hidden reservoir.
  • Somebody in the house is having a medical reaction and a physician wants documentation.
  • You are buying or selling and need something defensible in writing.
  • There is a dispute with a landlord, an HOA, a builder or an insurance carrier.
  • The job is finished and you want independent post-remediation verification.

It is not worth it when you are standing in front of obvious growth on a bathroom ceiling. Testing what you can already see does not change the plan and does not change the price. Spend that money on the removal instead.

What the sampling actually is

Air sampling pulls a measured volume of air through a spore trap cassette, indoors and outdoors, and the lab counts and identifies what it caught. The outdoor sample is the control. Interpretation is comparative: indoor counts should look like outdoor counts, in both quantity and species mix. An indoor sample loaded with species that are scarce outside is a strong signal of an indoor source.

Surface sampling is a tape lift or a swab from a specific spot. It answers "is this dark patch mold and what kind" and nothing else.

One local caveat worth knowing. Santa Fe outdoor spore counts are low and swing hard with the seasons. In May, outdoor counts can be very low, which makes even a modest indoor source look dramatic on a report. In late August after weeks of monsoon, outdoor counts climb. A good report says which season it was taken in. A bad one does not, and that is how people get frightened into unnecessary work.

Reading a Santa Fe inspection report

A useful report is short and specific. It should name the water source, not just the mold. Look for:

  • A stated cause. "Failed flashing at the northeast canale" is a cause. "Elevated moisture" is not.
  • Moisture readings with locations and a reference dry reading from the same material.
  • Photographs tied to locations.
  • A scope of work: what square footage gets removed, what gets cleaned, what containment is used.
  • The repair required to stop the water, and who is doing it.
  • Lab chain of custody if samples were taken.

Independence matters. The person testing and the person removing should ideally not be the same company, or if they are, the verification at the end should come from somebody else. A firm that tests, decides the scope, does the removal and then tests its own work has three chances to grade its own homework.

What it costs and what happens if you wait

A visual moisture inspection with a written report is commonly a few hundred dollars in this market, and many remediation contractors will waive or credit it if you hire them for the work. Lab sampling adds per sample. A full inspection with several air samples on a mid-size Santa Fe home usually lands in the mid hundreds.

Waiting costs more than the inspection, every time. The specific reason in this climate is that surfaces dry fast and cavities do not. A canale leak that started in the July monsoon will not show a wet ceiling in August. It shows a small brown ring in December, by which point the top plate has been wet through four freeze-thaw months and the drywall, insulation and sometimes the framing are gone. The inspection that would have caught it in July costs a fraction of the repair it prevents.

Do I need testing or just an inspection?

If you can see it and you know where the water came from, skip the testing and spend the money on removal. If you can smell it and cannot find it, or you need documentation for a sale, a landlord or a claim, test.

Can I use a home mold test kit from the hardware store?

They will grow something. Everybody's house has spores in the air, so a settle plate on any counter in Santa Fe will produce colonies. It tells you almost nothing about whether you have a hidden problem or how big it is.

How long does an inspection take?

A focused look at one room and its water source is often under an hour. A whole-house inspection with roof, attic, crawl space, cooler and sampling on a typical Santa Fe home runs two to three hours.

Will thermal imaging find mold behind my wall?

Not directly. It finds temperature differences, which usually means it finds the wet area, which is where the mold is. It is a very effective tool here because our daily temperature swing is large.

My house smells musty but I cannot see anything. Where should I look first?

In this town, in order: the swamp cooler and its duct drop, the wall below every canale, the attic above any ceiling stain, under the water heater, and any north-facing exterior wall with furniture against it.

Is a mold inspection needed before buying a Santa Fe house?

On an older adobe or anything with a flat roof, a moisture-focused inspection is worth far more than a standard home inspection checklist. Ask specifically for parapets, canales, viga ends, the cooler and the wall bases.

Does New Mexico license mold inspectors?

No. There is no state mold credential in New Mexico at all. Construction work is regulated by the Construction Industries Division under NMSA 1978 Chapter 60 Article 13, so ask for the CID license classification and number of whoever will actually do the removal.
