Mold Remediation in Española, New Mexico

Española sits about twenty-five miles north of Santa Fe where the Rio Chama meets the Rio Grande, at roughly 5,600 feet. That is more than 1,500 feet lower than Santa Fe, and the difference shows up in the weather, the farming and the buildings. This is a river valley town, straddling the Santa Fe and Rio Arriba county line, surrounded by irrigated bottomland, with Ohkay Owingeh and Santa Clara Pueblo adjacent and Santa Cruz just east.

Hotter summers mean harder cooler use

Española regularly runs warmer than Santa Fe in summer. That means evaporative coolers run longer, harder, and later into the season. Every hour one runs, it is adding water to the air inside the house. In a valley that is already more humid than the mesa because of the rivers and the irrigation, that moisture has less room to go.

When the monsoon arrives in July, the cooler loses effectiveness, people run it harder, and indoor humidity climbs at exactly the wrong time. This is the number one mold driver in this town, and it produces condensation growth on north walls, closet backs, window frames and behind furniture in houses with no leak anywhere.

River valley ground moisture

Two rivers, an old acequia system and irrigated fields. Soil moisture near buildings is higher here than anywhere else on this list except La Cienega. Crawl spaces, slab edges and adobe wall bases all feel it.

Spring runoff

The Chama and the Rio Grande both carry snowmelt out of high country. High water in spring raises the water table across the valley bottom.

Mixed and aging housing stock

Old adobe, mid-century frame, manufactured homes and newer construction, often on the same street. Flat roofs have the same canale and parapet failures as Santa Fe.

What to check on an Española property

• The cooler first, every time. Pan, pads, float valve, supply line, roof curb, duct drop and damper.
• Whether the house is being ventilated while the cooler runs. Closing everything up traps the moisture the cooler is producing.
• Window frames and north-facing wall surfaces in summer for condensation.
• Crawl spaces and underbellies after spring runoff.
• Wall bases on any adobe, inside and out.
• Canales and roof drainage on flat-roofed buildings.

The two habits that prevent most of it here

First, run the cooler the way it is designed to run, with windows or a relief vent open so the moist air moves through and out rather than accumulating. A closed-up house with a cooler running is the worst of both worlds.

Second, drain and winterize the unit completely in the fall. Water left standing in a pan from September to May grows things, and in spring you blow all of it through the ducts into the house.

Older housing and mixed construction

Española's building stock spans a very wide range of eras on the same block: nineteenth century adobe, mid-century frame, manufactured homes from several decades, and recent construction. That matters when you are getting estimates, because the right approach differs sharply between them and a contractor who only does one type will apply that approach to all of them.

Anything from before roughly 1980 may contain asbestos in joint compound, floor tile, mastic or duct wrap, and lead in paint. That is not a reason to avoid the work, it is a reason to test before demolition, because disturbing either one turns a mold job into a regulated abatement job with different rules and different disposal.
