HomeService Areas › Edgewood

Edgewood sits in the Estancia Valley on the far southeastern edge of Santa Fe County, along I-40 east of the Sandias, at around 6,700 feet. It incorporated in 1999 and grew fast, spreading across large lots on both sides of the interstate. It is a different world from the adobe city forty-five minutes northwest: mostly frame construction, mostly pitched metal roofs, mostly wells and septic, and a lot of wind.

Why Edgewood houses get mold

Private wells and their equipment

Almost everything out here is on a well. That means a pressure tank, often a softener, sometimes filtration and treatment gear, and all of it typically lives in a garage, a well house or a utility closet. Fittings weep. Pressure tanks fail slowly. Softener discharge lines drip. Because that equipment sits behind a door nobody opens for months, a small leak has a very long head start. This is the single most common mold source we hear about in Edgewood.

Septic systems

Everything is on septic too. A failing leach field puts moisture into ground near the house, and a backup into a laundry room or a low fixture is a category three water event that needs proper handling, not a mop.

Manufactured and modular housing

There is a lot of it here, on large lots. The failure modes are specific: the belly board and underbelly insulation trap water instead of shedding it, skirted areas hold moisture, marriage line seams on doublewides leak, and roof-over installations and site-built additions tied into the original unit create junctions that were never properly detailed.

Wind-driven rain and metal roofs

The Estancia Valley is open and windy. Wind drives monsoon rain sideways into wall penetrations, window heads and siding laps that would shed vertical rain without any trouble. Metal roofs handle snow well and leak at fasteners, ridge caps and penetrations as the gaskets age and the panels move with temperature.

Nobody is close enough to notice

Large lots, detached buildings, shops, barns and outbuildings. A leaking roof on a shop can run for a season before anyone opens the door, and by then whatever is stored in there is part of the problem.

What to check on an Edgewood property

  • The well house or utility closet: pressure tank, softener, filter housings, and the floor under all of it.
  • Water heater and its pan, plus supply and expansion tank connections.
  • On manufactured homes, the underbelly, the skirting, the marriage line and any addition junction.
  • Metal roof fasteners, ridge and penetrations, especially after a windy spring.
  • Window heads and wall penetrations on the weather side of the house.
  • Grading, since large flat lots do not always drain where you think they do in a hard storm.
  • Outbuildings, at least seasonally.

Response out here

Edgewood is about forty-five minutes from Santa Fe by I-25 and NM 344 or by way of the Turquoise Trail, and there is no travel charge. Because of the distance, a good contractor plans the job to run with fewer trips: inspect, scope and stage equipment efficiently rather than making six separate visits. Worth asking about when you compare estimates.

See moisture source repair for the plumbing and roofing side, and crawl space treatment for underbelly and skirted areas.

Winter, propane and the seasonal empty house

Edgewood winters are cold and the wind makes them feel colder. Homes here are typically heated with propane or wood, and a fair number of properties are second homes or are left empty during long absences. The classic Estancia Valley failure is a supply line that freezes and splits while nobody is home, then thaws and runs for days.

If you leave a property here empty in winter, shut the water off at the main, drain the lines if the absence is long, leave enough heat to keep the building above freezing, and have somebody check it. The difference between a frozen line found on day two and one found on day twelve is the difference between a plumbing repair and a whole-house remediation.

Frequently asked questions

My well pressure tank has been dripping a little. Does that matter?

Very much. It is in a closed space nobody enters, so a slow drip runs for months and reaches the wall framing and the subfloor before anyone notices a smell.

Do you work on manufactured homes?

Yes. The underbelly and vapor barrier need a different approach than site-built framing, but the containment, removal and drying principles are identical.

My metal roof only leaks when it is windy. Why?

Wind-driven rain gets under ridge caps, past fastener gaskets and into penetrations that shed vertical rain fine. It is a very common Estancia Valley pattern.

Is there a travel charge to Edgewood?

No. It is inside the service area and there is no travel charge, even though it is the far corner of the county.
