Mold Remediation in Agua Fria, New Mexico

Agua Fria Village runs along Agua Fria Street southwest of downtown, between the city and NM 599. It is one of the oldest continuously settled agricultural communities in North America, designated a Traditional Historic Community by Santa Fe County, and it was a stop on the Camino Real long before it was a Santa Fe neighborhood. The San Isidro Church anchors it.

The name means cold water, and that is not decorative. This is a valley settlement that exists because of water, with acequias, the Santa Fe River nearby, and irrigated ground. It gives Agua Fria a mold profile different from the rest of the county.

Why Agua Fria houses get mold

The water problems start at the bottom of the wall

Most of Santa Fe's mold comes from the roof down. In Agua Fria a large share comes from the ground up. Irrigated land, acequia laterals, a shallow water table in places, and lots that have been built on, regraded and subdivided over generations mean water sitting against foundations and adobe wall bases.

Adobe wicks. A wall base that stays damp season after season shows coving, where the brick erodes back above grade, efflorescence blooming through the plaster, and interior growth on the inside face of that same wall. On a wood-framed addition the same condition rots the bottom plate.

Cement stucco over old adobe

Many of these buildings are genuinely old, and most have been re-coated at some point with hard portland cement stucco. That skin holds water in a wall that was built to dry outward through breathable mud or lime plaster. Once it cracks, water gets behind it and stays. This is the classic Agua Fria repair: the stucco looks fine, the wall behind it is not.

Additions and remodels stacked over decades

Village properties here often grew room by room over a century. That leaves you with adobe joined to frame joined to block, roofs tied into other roofs at odd angles, and old canales that now discharge onto a newer roof or against a newer wall. Those junctions are where the leaks are.

Monsoon runoff off the higher ground

Water coming off the slopes toward the river during a July storm runs, and it runs through this neighborhood. Blocked driveway culverts and old drainage that no longer matches current grades put water where nobody planned for it.

What to check on an Agua Fria property

• The first two feet of every exterior wall, inside and out, for staining, soft plaster and efflorescence.
• Grade and irrigation, since ditch water and drip lines against an adobe wall are a slow disaster.
• Junction points where an addition meets the original structure.
• Every canale and where its discharge actually lands.
• Crawl spaces under older additions, which out here are often dirt with no vapor barrier.

Working on historic adobe

Adobe remediation is not drywall remediation. The mass holds a great deal of water and it dries slowly, so a job that would take three days in a framed house can take considerably longer here. Rushing a wall back to a finished surface before the core is dry is the single most common mistake made on old village properties. And the finish that goes back on matters: sealing a damp adobe wall behind an impermeable coating restarts the whole problem.
