"Black mold" is a phrase from the news, not from a lab. It usually means Stachybotrys chartarum, a dark greenish-black growth that shows up on material that has been wet a long time, especially paper-faced drywall, cardboard and untreated wood. Plenty of other molds are also black. Some of the darkest growth on a Santa Fe bathroom ceiling is ordinary Cladosporium.
Here is the practical part. The removal method does not change based on the species. Wet material with growth on it comes out. Salvageable material gets cleaned and dried. The water source gets fixed. Whether the lab calls it Stachybotrys or something else changes the paperwork, not the work.
Why Stachybotrys shows up in a desert town
Stachybotrys is a late arriver. It wants material that has stayed genuinely wet, not damp, for a stretch of time, and it usually follows other molds that got there first. That is exactly the profile of a Santa Fe water problem.
In a humid climate, leaks announce themselves. The whole house smells, wood swells, paint bubbles within a couple of weeks. Here the outside surface of everything dries within a day of a monsoon storm, so nothing announces itself. Meanwhile the cavity behind the drywall stays wet for months because there is no drying path. A wall that has been wet since the July monsoon and is still wet in November is a textbook Stachybotrys wall.
The most common places we hear about it in Santa Fe County:
- Interior face of an exterior wall directly below a failed canale.
- Ceiling drywall under a roof-mounted evaporative cooler, especially at the duct penetration.
- Behind a bathroom or laundry wall on a slab where a supply line has been weeping for a season.
- The bottom foot of drywall in a garage or utility room after a water heater let go.
- Crawl space subfloor over an unvented dirt floor with no vapor barrier.
Is it dangerous
Straight answer, without the scare copy that most of this industry runs on. Mold exposure indoors is associated with respiratory irritation, worsened asthma, coughing, congestion, headaches and eye and skin irritation. People with asthma, allergies, chronic lung conditions or suppressed immune systems react harder and sooner. Infants and elderly residents are more sensitive, which matters in a city where a large share of the population is over 65.
What we will not tell you is that a black spot in your shower is going to poison your family. The dramatic toxic-mold claims that get used to sell whole-house jobs are not well supported. What is well supported is that a large, actively growing indoor reservoir is bad for indoor air and should be removed by someone who contains it rather than someone who scrubs it with bleach and spreads it through the house.
Do not spray bleach on it and hope. Bleach on a porous surface kills what is on the face and leaves the roots in the material, and the water you just added feeds it. On drywall it makes the situation worse. Bleach has a role on hard non-porous surfaces like tile and glass. That is the role.
How a black mold job actually runs
Contain first
Plastic sheeting seals the work area, doorways get zippered, and supply and return vents in the zone are covered so the HVAC does not distribute what is about to be disturbed. A negative air machine with a HEPA filter pulls the work area to negative pressure and exhausts outside, so air flows into the containment and never out of it. This step is what separates a real remediation from an expensive mess.
Remove
Growth on porous material means the material goes. Drywall is cut back well past the visible edge, usually to the next stud plus a margin, because what you can see is smaller than what is there. Wet insulation comes out entirely, it does not dry in place. Carpet and pad in the affected area come out. Debris is bagged inside the containment before it leaves.
Clean
Framing, sheathing, masonry, adobe and other semi-porous or non-porous material that is structurally sound gets HEPA vacuumed and damp wiped, and sometimes abraded or soda blasted if growth has set into the wood grain. Then it gets HEPA vacuumed again.
Dry
Air movers and a dehumidifier run until the material reaches a documented dry standard, compared against an unaffected reference area of the same material. This step is often where the local advantage shows up. Once the leak is stopped and the cavity is open, Santa Fe's dry air dries things out fast. That is the one way the climate helps you.

Independent verification comes before the drywall goes back, not after. Closing a wall up and then discovering a problem is the most expensive mistake on this whole list.
What it costs in Santa Fe
Costs move with the amount of material removed and how hard it is to reach, not with how scary the mold looks. Rough shape of this market:
- A contained single-wall or bathroom job: several hundred to about two thousand.
- A ceiling and wall assembly under a failed canale or cooler: roughly two to six thousand.
- A whole crawl space or a large attic after a long roof failure: five figures is possible.
- Reconstruction, meaning drywall, texture, paint and stucco patching, is usually quoted separately.
Nobody honest quotes this over the phone. Get it in writing after somebody has stood in the room.
What happens if you wait
Growth spreads along the moisture, and in a wall cavity the moisture travels along the framing. A problem that is one stud bay wide in September is often three bays wide by spring, and by then the bottom plate is soft and you are into framing repair. On adobe the stakes are higher: sustained moisture inside an adobe wall does not just grow mold, it degrades the brick itself, and that is a structural repair, not a cosmetic one.
The second cost is the insurance clock. Carriers routinely deny claims for damage that developed over time from a condition the owner knew about. The longer you have known and not acted, the weaker the claim.

Growth follows the water, and water in a building follows gravity and framing. So the visible spot is almost never the whole story. In this county the pattern repeats so consistently that an experienced eye can usually predict the second location before opening anything.
A stain on a living room ceiling near an exterior wall means look at the parapet cap and the canale above it, then look at the top plate of that wall, then look at the insulation in the bay below it. A dark patch at the base of a bathroom wall on a slab means look at the supply line, then the bottom plate, then the adjacent closet on the other side of that wall. A spot on a bedroom ceiling in the middle of the house means look at the cooler duct drop, then the roof curb, then the deck around it.
The other consistent finding is that closets and cabinets are worse than open rooms. Air does not move through them, so a wall that has a modest problem in the open bedroom has a serious one behind the closet where the same wall continues. Anyone scoping a job who does not open every closet and pull the contents out of the lower cabinets is not scoping it.
Frequently asked questions
Is black mold the same as toxic mold?
No. 'Toxic mold' is a marketing phrase. Some molds produce mycotoxins under some conditions. The removal procedure is the same either way, so species identification rarely changes what you pay someone to do.
Can I just paint over it?
No. Mold-blocking primer over live growth on wet material hides it for a few months and then it comes through. It also makes the eventual removal messier.
How much can I do myself?
The EPA's rough line is about ten square feet. Under that, on a hard surface, with the water source fixed and decent ventilation, a careful homeowner can handle it. Over that, or anywhere it is inside a wall or above a ceiling, containment matters and you want someone with a negative air machine.
How long does a black mold job take?
A single contained room is often one to three days including drying. Add a day or two for verification before rebuild. Large jobs and anything requiring roof work run longer, and roof work in Santa Fe waits on weather.
Will it come back?
Only if the water does. Every recurrence we hear about traces to a leak that was never actually fixed, which in this county is usually a canale, a parapet cap or a cooler.
Do I need to throw out furniture and clothes?
Usually not. Hard goods clean up. Textiles usually launder. Things that were soaked and stayed soaked, or porous items with visible growth like mattresses, upholstered furniture and cardboard storage, generally do not come back.
Should I run an ozone machine or a fogger?
No. Ozone at levels that would affect mold is not safe to breathe and does not remove the material. Fogging a biocide over growth you have not removed is cosmetic. Removal is the treatment.
