Eight things go wrong, and there is a page for each one. If you are not sure which applies to you, start with inspection and testing, or just call and describe what you are looking at.
Find the problem
- Mold Inspection and Testing — moisture mapping, thermal imaging, air and surface sampling, and a written report that names the water source rather than just the mold.
- Moisture Source Repair — canales, parapet caps, flat roof drainage, viga ends, cracked stucco over adobe, cooler leaks, plumbing, grading and irrigation. The step that determines whether the job holds.
Remove the growth
- Mold Containment and Removal — how a real job is run: sealed containment, HEPA negative air, controlled removal, documented drying.
- Black Mold Removal — what that dark growth actually is, what the risk really is, and what removal involves.
By location in the building
- Attic Mold Remediation — roof leaks, bath fans venting into the attic, rooftop coolers, winter condensation on cold decking.
- Crawl Space Mold Treatment — dirt floors, missing vapor barriers, encapsulation and the stack effect that feeds it into your house.
- HVAC and Swamp Cooler Cleaning — evaporative coolers, coils, condensate pans and ductwork. The Santa Fe special.
Prove it is finished
- Post-Remediation Verification — independent confirmation before the wall closes, which is the only time it is worth anything.
How a typical job runs
- You call. Free, any hour.
- A local remediation contractor comes out and looks, at no charge.
- You get a written scope and price: what comes out, what gets cleaned, how long the drying runs, what the water source repair is and who does it.
- Containment goes up and the work happens.
- Drying runs to a documented standard.
- The water source gets repaired.
- Verification confirms it, before rebuild.
- Rebuild.
If any of those steps is missing from an estimate you are comparing, that is the question to ask.

Which service do I need?
If you can see growth and know the cause, you need containment and removal plus the repair. If you cannot find the source, start with inspection and testing. If you are not sure, call and describe it.
Can one contractor do all of it?
Usually yes, though roofing and plumbing repairs are often subcontracted or quoted separately. Ask who is doing what before you sign.
Do you handle commercial buildings?
Yes: rentals, short-term rental properties, galleries, offices, restaurants and small commercial. Tell us the building type when you call.
What about water damage before it becomes mold?
Call immediately. Fast extraction and drying within the first day or two is the cheapest mold prevention there is.
